Summary of Rules & Regulations

• Fees & Assessments – Each homeowner must demonstrate responsibility for all Maintenance Fees and  Assessments incurred during their ownership.  
• Pets – All pets are required at all times to be kept on a leash when outdoors. Pet owners are required to pick-up  and dispose of all animal feces and will be fined for not doing so. 
• Nuisances – Owners, Lessees, their Guests/Visitors are not permitted to make, engage or encourage  disturbances (including but not limited to a dog barking, loud music, etc.) which interferes with the peaceful  possession of the other residents within the community. No offensive or unlawful acts shall be made by any  owner or their guests and all zoning ordinances and regulations of all governing bodies have jurisdiction  shall be strictly enforced.
• Personal Items – The following personal items shall not be left visible from the outside of the unit:   Garbage Cans, Recycle Bins, Bicycles, Children's toys , GRILLS, etc.
• Vehicles – The following vehicles are not permitted on permitted to be parked within the community.
  1. Business Vehicles (VANS & OVER SIZED TRUCKS NOT ALLOWED), 2. Trailers, 3. Boats, 4.Motor Bikes, 5. Motorcycles / Dirt Bikes, 6. Motor Scooters / Mopeds, 7. ATV 
• Parking-  a. Each unit comes with 2 assigned parking spaces ONLY.   b. All vehicles parked within the community must be in working order and with current registration.  c. Vehicles are not permitted to park in other units parking spaces, they must either use the designated parking for their unit or guest parking.  d. Designated Guest Parking is available on a first come, first serve basis. e. Vehicles are NOT allowed to be parked on the street f. Vehicle maintenance is limited to basic maintenance and is ONLY permitted to be performed in the  assigned parking space for your unit.
• ***STREET PARKING IS STILL NOT PERMITTED AND THE CAR CAN BE TOWED AT THE  OWNER’S EXPENSE. PLEASE INFORM ANY GUESTS YOU MAY HAVE AND MAKE  ARRANGEMENTS TO PARK YOUR CAR SOMEWHERE ELSE. THERE ARE SEVERAL  PARKING LOTS THROUGHOUT THE COMMUNITY***
• PLEASE MAKE SURE THAT NO CHILDREN UNDER THE AGE OF 16 HAVE ACCESS TO  THE POOL ENTRY CARD. IF CHILDREN ARE FOUND TO BE AT THE POOL  UNATTENDED BY AN ADULT, THE GATE CARD WILL BE DEACTIVATED. THIS IS A  HUGE LIABILITY FOR THE COMMUNITY AND SHOULD BE TAKEN VERY SERIOUSLY.  THE POOL ENTRY CARDS COST $50 TO REPLACE. IF THEY ARE LOST, THEY WILL BE  DEACTIVATED AND YOU WILL BE REQUIRED TO PURCHASE A NEW ONE.

• Unit owners are responsible for apprising their tenants and guests of these rules & are responsible for any damages done by them.

• Indian Trail Homeowners Association, Inc. will not be responsible for any accident in the pool area that is a result of ignoring these rules.

• THE POOL IS OPEN FROM DAWN TO DUSK.

1. The pool is for the use of residents & their guests only. A key is required to enter the pool & the gates are to be closed & locked at all times.
2. Swim at your own risk. There is NO Lifeguard on duty.
3. No Animals other than service dogs are allowed in the fenced pool area, 
4. People with contagious health conditions may not enter the pool area.
5. Please shower before entering the pool. 
6. Please wear proper swim attire to enter the pool.                           
7.  No swimming during thunderstorms. During electrical storms, pool should be     evacuated.                    
8. Children under 16 years of age must accompanied by an adult at all times in the fenced pool area.                            
9. Please supervise your children when they use the restrooms to ensure no excess toilet paper or anything else is thrown into the toilet
10. You may bring your baby into the pool as long as they are wearing a swim diaper. No one who is not fully toilet trained may enter the pool without a swim diaper.
11. No diving into the pool as it is too shallow.
12. No running or ball playing on the pool deck area.
13. No large rafts or flotation devices shall be allowed in the pool. Balls, toys, small baby floats and noodles are allowed.
14. No smoking or chewing gum anywhere in the fenced pool area.
15. No skates, skateboards or bicycles are allowed in the pool area. 
16. No Glass containers are permitted. Plastic, Styrofoam or Aluminum containers only.
17. Listen to your music with headphones as a courtesy to others.
18. Please don not litter, there are trash receptacles by the pool for your convenience. 
19. Please turn out lights after using restrooms.
